    This is a good broad first step. Housing affordability is looking like the root of many of the issues in Santa Fe. Our public safety can be improved with ‘Strategic Housing’ for our police. Our medical care can be more robust with housing for our nurses and doctors. Our education system will be stronger with affordable housing for our teachers. It all runs through housing and the PIP platform is a good start.

    Santa Fe can't afford to be a resort community but that is what is happening. So many of our businesses and restaurants are struggling to find people to hire and it's because we are missing our middle. Specifically, affordable housing that those workers need to be able to live and work here. City government in Santa Fe has a long history of supporting the creation of affordable housing including section 8, affordable (30% and 80% of the Area Median Income) and attainable. This platform guarantees Santa Fe returns to at least the levels of buildout happening over a decade ago and creates a pathway for more in the future. As a board member of Habitat for Humanity & someone who lives in a unit formerly acquired by Habitat in the 1980s with funding from the city - I know more is needed & unless the city steps in, we will never have enough affordable units or any section 8 housing. Just to put it in perspective - there have been 4,328 applications for single-family homes/additions submitted since 2019. Out of those only 1,692 came to fruition but less than 100 were affordable. I've got a plan to go after funding, cut red tape, streamline permitting and establish real standard operating procedures to ensure affordable units are not waiting 3-5 years to be built. Along with bringing back our missing middle, we also must start to include senior housing assistance and senior living facilities since that is the population struggling the most to stay here.     Sí, PROTECT, INVEST and PERMIT. That’s how we’re going to get out of the housing shortage crisis we’re in today. Only an “all of the above” strategy like this is going to staunch the out-flow of Santa Fe families while also making room for the newcomers. Build houses where there’s already buildable lots. Extend the infrastructure in an orderly fashion to increase the supply of buildable lots and open the land development code to allow for increased density with casitas when families and mixed-use housing when business-owners want to invest in them. In the meantime, budget for subsidies to bridge the affordability gap for Santa Fe families who’ll otherwise have to move away because they can’t afford to rent or own a home here. At the same time, minimize the impediments to new construction by streamlining and upgrading our permitting and land use regulation processes so you can quickly pay for and receive a building permit online—even on your cell phone— in minutes. A modern, capable city government can do this. We can have this in Santa Fe, but it’s going to take hard work and competence, not just sloganeering and wishful thinking. If we fail, our future will be marked by escalating housing prices, accelerated out-migration of Santa Fean youth, and a more divided and disconnected community. But this doesn’t have to be the case. We can be the city different and have it all. Órale!

    As a former Santa Fe City Councilor, I have worked for and advocated for developing and supporting the mission of creating housing that’s affordably priced for residents of our city who cannot afford to live where they work or who need a place of their own because they may be crowding in with family or friends. As a former President of the Santa Fe Association of Realtors and current member of its Government Affairs Committee and as a current member the NM Association of Realtors and its Legislative Committee, I have worked on many initiatives to support housing affordability. I am proud to support this housing platform and, as Mayor, I will work to further the objectives to achieve the results of increased housing and affordability. Much work still needs to be done. I believe it is time to stop talking and start doing! By that I mean that we must always advocate for housing affordability but also show the results by putting more keys in the doors for first time homebuyers and for those who move into rentals at affordable rates. Let's work together to make a huge dent in giving our city residents a place to live. When this happens, it supports our economy, our families and the quality of life because it supports stability. We should be concerned that people who work here and earn a living wage are driving out of Santa Fe to their homes in other cities and towns to spend their earnings there. We need to keep our economy local. I support and commit to collaboration with all stakeholders who have housing affordability as their goal and commit to working with these stakeholders, the community and elected officials to make vital changes aimed at achieving the remarkable results in housing affordability that Santa Feans deserve.

    A city should be able to house all of its residents. Santa Fe has an opportunity to not only house the people who are currently unhoused but to provide housing for the many people who work in Santa Fe but commute in from elsewhere because we do not have enough places to live that they can afford. We can do this by building more infill housing at every income level, building more affordable housing, and by changing our shelter model to better serve the people who need emergency and longer-term shelter. I think that pallet shelters are a good step towards this, and that Santa Fe needs to continue to explore non-congregate shelter options that will serve the people who are in need of housing. We should also explore “Housing First” options for helping people who are currently unhoused.

    Our campaign embraces the principles included in the Housing for Santa Fe platform. From day one of the campaign I met with the new Executive Director of Habitat for Humanity, Cathy Collins. In this meeting we discussed her plans and how we could increase the number of units per year produced by Habitat and what the city could do to support her efforts. As a Construction Manager I have specific expertise and experience in understanding the construction process. Land use and Permitting processes in the city need to be rewritten, streamlined and digitized. Affordability and availability are huge issues that I have supported since day one. Increasing Affordable and workforce housing addresses a transition from homelessness, quite simply there are more affordable housing vouchers and not enough housing options. Our teachers, law enforcement, city employees and fire/ems can't afford to live where they work. How can we institute a policy of community policing when our law enforcement is forced to live in Rio Rancho. It is a segment of housing that has been neglected. Home ownership needs to be a priority and we need to push more ownership opportunities in both the multifamily and single family format. There is more the city can do. We need to ensure that ALL (every unit, 100%) of development on city owned land should be geared towards housing the homeless, affordable housing and workforce housing. Finally, rent is completely out of control in Santa Fe. I've seen a 2 bedroom 2 bath unit for over $2500.00 a month this is unacceptable. Affordable housing, healthcare, public transportation and costs of everyday living are campaign priorities.
